- Introduce experts where necessary for structural surveys, pest inspection, legal work or specialist finance
- Advise on tactics to purchase the property: what to offer, when to offer and negotiating the best terms
- Discuss options to add value and improve the property in the future.
We aim to leave no stone un-turned to give you our informed professional opinion on the property you are looking to purchase. This could one of the biggest financial decisions in your life, so why not invest in the right advice.
We thoroughly research the area making sure it ticks all the boxes, check the history of property and current condition. When our comprehensive list has been addressed, we then recommend the property to you.
If you then give us the go ahead, we’ll negotiate on your behalf to obtain a price which we think is fair and reasonable. In many cases we save you the amount of our service which means we don’t cost you anything!
Our services don’t end there though…
We manage the whole settlement process of the property including:
- Liaising with the settlement agent throughout the whole process (they work with the sellers agent, the banks etc to arrange the time and day to settle). They handle:
- The contract and make sure all parties meet the clauses in the contract
(ie: Pest Inspection, Building Inspection, Pre settlement Inspection (we at PM oversee all these)
- Title search conducted and all measurements and boundaries noted
- Property valuation may be required (access organised through PM)
- Any existing debts on the property will be settled
- All taxes and rates up to the settlement date will be paid
- The land transfer duty fees will be paid
- The final transfer of the property will take place
- The documents are lodged with the applicable land registration authorities
- The new owner takes possession of the property (we pick up the keys and meet you at the property).
In addition to the above, we also are there for…
- Meet you at the airport on arrival and transport you to your new home or rental
- Arrange for the unpacking on your cartons and packing boxes and take away the rubbish
